Pool house being built near Lot 7

This is the design I've been looking at gang. I spied it in Better Homes & Gardens and my g/f Es' brother, JoJo, says he can design it (he's an architect) off the pic.

Problem is that it's near Lot 7 which my neighbor, Grizzly Rex, owns. Lot 7 has a septic tank because the county has only plumbed as far as Saxi's house. I'd have to tap into Grizzly Rex's septic tank but, because of the zoning, I'm not "legally" allowed to do that (even though Grizzly said it's okay).

Should I risk building it and just cross my fingers the county doesn't find out or should I leave it unplumbed? The thing is, I want to use it as a crash pad for guests when I have pool parties. That means they'd have to come into the house to use the bathroom if I didn't plumb it.

Have you considered a holding tank for now, it can easily be emptied via vacume truck. They're quite economical and the new double lined poly ones almost never leak.

Couldn't you and Grizzly Rex just get an easement filed? You're both in agreement. It's still his real property where the septic tank is located. Or is the county just being a bunch of jerks over this and saying he doesn't have a right to grant usage?

It's a whole big thing. Grizzly's land is bisected by the county line so it's half in Santa Barbara County and half in San Luis Obispo County. That means we'd have to pay the variance twice, once to the Santa Barbara Surveyor's Office and once to the San Luis Obispo Surveyor's Office. That's part of the reason we don't have plumbing and are using the septic system.

Grizzly's wife, Sweet Lou, thinks we should just risk it and then ask to be forgiven afterward. I'm just afraid they'll make me tear the place down if we do that!

What if you dig a new pool on thier lot and build the pool house on skids so you can move it back to your property if you have a disagreement in the future. It also gives you a good excuse to pull it through the fence with a D-9 out of spite.

I'm not going to build a whole new pool!!! Do I look like I'm made out of cash!? Please remember, I'm a senior on a fixed income. I'm not some hot-shot young fidonet tycoon zipping about town in a sporty Ford Fiesta. I drive a 2006 LA FORZA and a 1982 Caddy Cimarron. THX.

The plans you file for your buidling permit would have to exclude the plumbing... and you would have to add them later. If you file plans that have plumbing they will catch you.

You have to complete the building and get your final inspection before you do any plumbing... otherwise it would be pretty obvious to the inspector that you have roughed-out plumbing that isn't on the plans.

Of course if you finish it and add plumbing then your costs will increase a bit... as there will be double-work involved. Depending on local zoning laws you may be able to get the final inspection before you do the interior finish work... which would be best. That seems unlikely though for a building of this size.

Unless you are on a first-name basis with your local building inspector I would suggest you go for the variance. Even if you have to pay the tax/fee twice.

Why can't you tie it into you own house's sewer? Is it too far from you house to make that a reasonable option? They do have holding tank and pump options... though don't know what the costs would be.

This is one area Saxi where I agree with you that we in the US aren't as "FREE" as we think we are. If you and your neighbor both agree I don't see why it's any business of the gov't. Though I will say... if you tie into the neighbor's house and he later tries to sell it could make his sale more difficult. Depending on the new owner... unless it's on the deed that you have a "right of way" to that septic, any future owner could terminate the connection. Of course if you get on good terms (like you are with the current owners)... and they come to your pool-party-orgies... then I guess you'd be all set.

I wanted to put a bathroom in my cabana (which is no where near as nice as that one)... but we were too far from our septic to justify the expense. We wound up going with just a sink tapped off the sprinkler system (filtered)... and a drywell for drain.

There is a nice little wooded area behind tha cabana that is perfect for that!

(umm... they have to take their lazy asses into the house, which isn't so bad... it's not that far away. The problem is my spectic is on the other side of my house and the cost os tying into it was just not jusified for us. In NE we only get at best 5-6 months of use out of it a year anyway... if I lived in a friendlier climate spending more [for year-round use] makes more sense.)

Hopefully you dont live somewhere wet (lots of rain) or snowy; that flat roof will be a bitch - I am sure it could esily be slightly pitched. I like it ;o)

EXCUSE ME, I have the freedom to build in places I want to build to express myself. If I want to have pool parties next to Lot 7 I will have pool parties there. I know some pool parties get out of hand and a little wild and crazy but that doesn't mean all pool parties are that way.

Great find! The pics in BH&G only had exterior views so I haven't seen the interior at all! Mine is probably going to be a bit smaller than that, though, and it will just be all open on the inside, not partitioned. I'm leaving all the math to JoJo to figure out.

(Rain is not something we worry about here in the American Riviera. :) )
